Fonticchio di Sopra has been recently refurbished and refurnished to the highest standard. The house has a magnificent position high above the Niccone Valley with extensive and stunning views over the hills and valleys and absolute privacy. The house has been beautifully restored with handmade terracotta floors, oak beams and air-conditioning throughout (For 2018 air-conditioning will be metered and charged separately to encourage sensible usage). Fonticchio sits in its own 22 hectares of grounds with mature trees and olives, shrubs and flower gardens. The infinity pool makes the most of the view and is furnished with luxurious loungers with a pergola to one end. There is a second pergola nearer to the house for outside dining with large table and chairs and again enjoying the stunning views. Free wifi.
Fonticchio has air cooling and heating throughout the house, and also heating for the swimming pool. These are powered as much as possible by climate-friendly solar panels and heat pumps. Please note that use of cooling and heating incurs an additional charge, calculated based on metered use of power, to encourage environmentally sensitive usage. We are aware that some guests wish to be more ‘green’ and not use these services, and so have isolated charges for these from the rental price. Payment for these services is made separate to the rental charge.
Inside the main house on the ground floor there is a modern kitchen, well-equipped and with access onto the garden area. The dining room is glazed all round with bifold doors opening onto the front garden space, the large dining table converts into a snooker or pool table (not full size). The sitting room is very comfortably furnished with sofas and a coffee table; it has satellite TV and DVD player and there is a cosy (but not small) library for quiet reading, A door leads to an outside covered sitting area with comfortable sofas and coffee table. Also on this floor is a WC. There are 5 bedrooms in the main house, all with ensuite bath/shower rooms. One double bedroom is downstairs and has wheel-chair access. Upstairs are 4 bedrooms; 2 double bedrooms and 2 bedrooms with 2 single beds in each. The master bedroom is upstairs and has a luxury bathroom with bath and a door onto a spacious loggia/balcony with seating and views over the front of the house and the hills beyond.
The annexe has a double bedroom (large sofa bed) with en-suite bathroom on the upper floor and below it is the utility room with washing machine and dryer. If not in use as a bedroom the annexe upper room is a 2nd TV/sitting room useful for teenagers or those who feel like some quiet time.
